Direct property and relocation support in Scotland

Scotland is BenScot’s core direct market: local property-process knowledge, in-person coordination and bilingual support for international clients and mobility partners.

Scotland is BenScot’s core direct delivery market. The service is designed for clients abroad who need local attendance and for relocation partners that require a responsive, documented Scotland supplier.

What makes Scotland different for an international client

Most homes marketed for sale require a Home Report, which includes a Single Survey, Energy Report and Property Questionnaire. Formal offers are normally made through a solicitor. If an offer is accepted, solicitors exchange contractual letters known as missives before conveyancing and settlement. The process and terminology can surprise clients used to agents preparing offers or contracts elsewhere.

Tax and immigration remain separate decisions

Property ownership does not itself create a right to live in the United Kingdom. International clients should confirm immigration status independently. Scottish residential purchases may be subject to Land and Buildings Transaction Tax and, where the statutory conditions apply, Additional Dwelling Supplement. The current rate and individual application must be checked with Revenue Scotland and the client’s solicitor or tax adviser.

Scotland assignment examples

An international buyer may begin with a criteria workshop, receive a shortlist, commission remote viewings and then instruct a Scottish solicitor before any offer. A corporate assignee may need temporary accommodation, area orientation and a rental search aligned with a confirmed work start. An overseas owner may require scheduled visual checks and contractor access after completion. Each journey uses different deliverables even though all take place in Scotland.

Evidence standards for direct delivery

Viewing and property-care reports distinguish what was observed, what the agent or occupier stated, what a supplied document appears to say and what still requires professional confirmation. Dates, property addresses, access limitations and unanswered questions are recorded. Media is organised so the client can find the relevant room, issue or location without relying on a long unstructured video.

Coverage beyond Edinburgh and Glasgow

Assignments in other Scottish locations are considered according to travel, timing, access, service type and required local knowledge. BenScot confirms travel costs and whether a local partner is more suitable before the client commits.
