What this service does not replace

BenScot coordinates information, people and practical actions. The following work remains with the appropriately qualified professional or registered provider:

  • 24-hour security monitoring or emergency response
  • Professional damp, electrical, gas, structural or insurance inspection
  • Letting-agent or tenancy-management work without applicable registration
  • Authorising unbudgeted repairs without documented client approval
Important: final availability, local partner responsibility, fees and regulated-service boundaries are confirmed in writing for each assignment.

Property onboarding information

The owner supplies proof of authority, insurer requirements, emergency contacts, access method, alarm or building instructions, known defects, utility controls, approved contractors and spending limits. BenScot records which actions require advance approval and which visible conditions require immediate escalation.

Visit-report standard

The report follows the agreed route and records date, access, visible exterior or common areas where included, rooms checked, obvious changes, meter or environmental readings only where specifically agreed, and any area that could not be inspected. A normal report does not imply that hidden systems or unvisited areas are safe.

Insurance and emergency boundaries

The owner remains responsible for complying with insurance conditions and arranging emergency, security and professional maintenance services. BenScot can notify and coordinate approved attendance, but it is not an emergency-response centre or insurer-appointed loss assessor.
